Avana Westerra Parcel B is the kind of multi-family project where the details have to hold up at scale. With hundreds of windows across a growing community, the window covering package needed to feel consistent from suite to suite, look clean in bright modern interiors, and deliver the right light control for how residents actually use each room.

Vanguard Specialty Products supplied and installed 966 Sentry™ manual cordless open-roll roller shades throughout the development. The goal was a straightforward, reliable solution that fits a modern aesthetic while keeping day-to-day comfort front and center. Open-roll shades were a great match here because they keep the look minimal and tidy - no bulky cassette, no visual clutter, just a clean finish that works across living rooms, bedrooms, and everything in between.

To make sure each space performed the way it should, the project used a room-specific fabric strategy:
Light filtering fabric for living spaces: Living rooms, dining areas, and other shared spaces benefit from natural light, but glare and privacy can become an issue fast - especially in multi-family communities where sightlines are closer. Light filtering shades help soften harsh sunlight and reduce screen glare while still keeping rooms bright and inviting. They also add daytime privacy without making the space feel closed in.
Blackout fabric for bedrooms and bathrooms: Bedrooms and bathrooms demand more control. Blackout shades are a simple upgrade that makes a big difference - better light blocking for sleep, stronger privacy, and more consistent comfort whether it’s early morning sun or longer summer evenings.

All shades were manual cordless, which is a strong fit for multi-family projects because it keeps operation simple, reduces dangling cords, and supports a clean finished look. Residents get easy everyday use, and the building gets a uniform, streamlined solution across all suites.
This project was also supplied and installed in stages and phases based on the client’s build schedule. Coordinating a phased rollout matters on projects like this - it allows suites to be completed and turned over as they’re ready, without forcing the entire window covering scope into 1 tight window at the end. Our team worked alongside the project timeline to keep installs moving smoothly phase by phase, while maintaining consistent quality and finish across the full development.
By the time the final phase wrapped in 12/2025, Avana Westerra Parcel B had a cohesive shade package that looks sharp, performs room-by-room, and supports the daily experience of residents - bright, comfortable living spaces during the day, and darker, more private spaces when it matters most.
